The location is great, the floorplan meets the family’s needs to a ‘T’. OMG - the kitchen has granite counter tops and the master shower has frameless glass. This house is PERFECT!!!

Has anyone looked at the roof?

It is a different world up there above the walls.  Not too many make the journey and those that do may not understand what they see.

The roof assembly for a home is a complicated area. It can be the most expensive component of a home to repair and replace ($10,000+).  When a roof system fails, interior finishes, equipment and personal stuff get damaged or destroyed.  Water entering a home can cause mold growth and possible health problems for family members.

I have examined over 4,000 Las Cruces rooftops.  My inspection report shows the home buyer detailed facts along with photos: what type of roof system(s) are installed, the roof condition, current required maintenance, how the roof drains and what’s going on with any installations on the roof (skylights, chimneys, flues, vents, AC and heating equipment, solar panels… there are a lot of things up there!).

Remarkably, newly constructed homes can have defects just like existing homes.  Code inspectors and building superintendents don’t typically examine a roof after a home is completed.  I often find areas with improper material installation, damage from other trades, improper and missing flashing and roof sections that hold water after a rain.

So - it’s smart to have a complete home inspection before any existing or new home purchase.

Existing homeowners can also benefit from a roof inspection. I provide roof specific inspections that locate maintenance issues which will extend the service life and limit more expensive future repairs.
